Tree Tops Resort has many modern amenities to pamper you.  All one and two bedroom units include a gas or wood burning fireplace, queen size sleeper sofa, whirlpool tub in master bath, hairdryers, color televisions with cable service, DVD/VCR players, iron and ironing board, central heat and air, telephone service with direct numbers, and private balconies.  A completely furnished kitchen with stove, microwave, dishwasher, refrigerator, garbage disposal, all utensils and small appliances affords you the option of cooking in.  You’ll find the units to have everything you need to enjoy a relaxing vacation in the Great Smoky Mountains!

Tree Tops Resort is nestled in a beautiful Gatlinburg woodland setting that borders the Great Smoky Mountains National Park. The Roaring Fork Creek is onsite and offers tranquil sounds and rainbow trout for fishing. Conveniently located, Tree Tops is within a short walk or drive to shopping, restaurants, local activities and attractions, snow skiing, nature trails and hiking adventures. Also, just a short walk from the resort you may board a Gatlinburg trolley and experience the sights and sounds of Gatlinburg in comfort while leaving your driving worries behind!

Unit 465-P is a free-standing pedestal cottage.  This section of the resort has its own picnic/grilling area and hot tub. This cottage has two bedrooms and a loft, with two full bathrooms and a washer and dryer.  The kitchen includes a dishwasher, garbage disposal, oven, electric stove, microwave, and refrigerator. The living area has a large couch with end tables and table lamps on each end, 2 swivel recliners, a coffee table and a gas fireplace.  Also, there is a TV, VCR/DVD player, and CD system that can play music throughout the house.  Windows are located all along the outside wall of the room with great views of the woods.  From the this area you can walk out on the balcony (with table and chairs), which juts out over the side of the mountain with LOTS of trees!  The Master Bedroom has a King bed and TV, and a balcony with chairs. The Master Bathroom has a jacuzzi tub and 2-Person shower.  The 2nd bedroom has a queen bed and TV. There is a full bath in the hallway.  Beside the laundry closet is the stairwell leading to the loft. There are 2 closets, 2 twin beds, and a window in the loft (but no TV).   The loft area overlooks the living area.   These free-standing units are unique to the resort and much sought after for their privacy.   Peaceful, beautiful, out in the woods in total comfort.

7-NIGHT RENTAL:    $1100.00

 There is no additional lodging tax added onto your rental rate, which the resort has to charge.  Lodging and State taxes can be as high as 14% of your total rental.

Terms:  You must be at least 25 years of age.  No pets allowed.  Occupancy limits must be adhered to (max. 6).  A 50% deposit is required prior to a reservation being placed in your name.  Unit will not be held until funds are received.  Upon reservation being made, final 50% of payment is due 60 days prior to start of week (or due upon receipt of reservation if week begins in less than 60 days).  If final payment is not received within timeframe specified, the unit will be made available for rental and initial deposit will be forfeited.  A signed rental agreement specifying the terms will also be required at the time of deposit.  This can be faxed or emailed to you.  No refund will be available for cancellation, unless a suitable renter is found and full payment is received.  If you prefer, an escrow company may be utilized to handle payment of the rental fee at the renter's expense.  Vacation insurance can also be purchased at the renter's expense and I will be happy to provide contact information.

The most secure form of payment for both parties is throutgh PAYPAL.  If you do not have a PAYPAL account, it is free and easy to set up and there are no fees incurred by the person making payments.  However, I will accept a Cashier's Check.
