Tree Tops Resort is nestled in a beautiful Gatlinburg woodland setting that borders the Great Smoky Mountains National Park. Conveniently located, Tree Tops is within a short walk or drive to shopping, restaurants, local activities and attractions, snow skiing, nature trails and hiking adventures. Also, just a short walk from the resort you may board a Gatlinburg trolley and experience the sights and sounds of Gatlinburg in comfort while leaving your driving worries behind!

The 2010 Maintenance fee was $465.00 and has been paid.  The first usage is 2011, utilizing either week 31 or the 68,000 points.  There are NO special assessments at this resort.

This is a fixed deeded week and unit that has been converted to RCI Points with an allotment of 68,000 annual points.  This RCI Points conversion provides great flexibility in timesharing.  Utilize the underlying week and unit by reserving your week with RCI 13 months in advance.  Utilize your Points for exchange into other resorts or back into Tree Tops during a different season.  It is possible to exchange for two or more vacations per year utilizing points.  RCI offers last minute exchanges requiring 6500-9000 points.  If you have the flexibility to travel on short notice (14-45 days from check-in), then you would have the ability to take several vacations per  year.  There are many strategies for taking several vacations each year utilizing this one week (and one maintenance fee).

Should you decide that you prefer utilzing the fixed week each year instead of the points, you can revert this ownership back to a fixed week.  However, remember that to convert back to points would most likely cost $2000-$3000.

All closing costs and resort transfer fees will be the responsibility of the buyer.
